INVESTMENT PARAMETERS
Bluejay actively looks to buy any type of quality income-producing property in New York City and Long Island. This includes the following:
- Shopping centers
- New developments
- Rent-stabilized apartment buildings
- Multi-family properties
- Mixed-use properties
- Office buildings
Outside of the New York area, we seek the following property types throughout the U.S.:
Shopping centers:
- Credit tenant net leases – either single tenant deals or anchored deals, where the anchor is the majority of the shopping center; preferably that have long-term leases over 10 years on the base term of the lease
Office buildings:
- Single tenant or anchored anywhere in the country; with majority credit tenant preferably 10 years on the base term of the lease
Multi-family:
- Class A multi-family apartment communities, newly constructed; particularly deals that have HUD financing in place or the ability to put HUD financing in place
Other Multi-family:
- Class A, B or C with value-added opportunities
